I believe the most important first step is to search out and find someone who has a good feel for what’s happening in the high-rise market.  Find a real estate agent who has followed the progression of the high-rise mania.  The boom and, well, you know.  I was one of the first in Las Vegas to specialize in HIGHRISES.  

Location.  Where is the project?  Is it in a good location?  Does the location warrant the price per square foot they are asking?  Are they selling the view?  What are the possibilities that your view will change?  If you’re not paying a premium already for location, what are the prospects of that location’s desirability changing?  Will it improve in the short term?  If yes, than it may be a good investment in years to come.  If the area is not so good now and chances are it won’t be much better for quite a while then you should take a closer look as to why you are buying it. 

Know why you want to buy a condo in a high-rise.  That will help determine what you should buy. Is it a short or long-term investment?  Is it a primary residence or a second or third home?  Do you want to have control to whom it’s rented and for how long or leave it to the hotel or management company?  Do you want to have a say in décor and furnishings or do you want it to be turn key, totally furnished by the owner or developer?

Once you find the project or projects you want to purchase, make sure you know where your money is going.  You want it in an escrow account.  Then, when the time comes to sign a contract make sure not only you read it carefully and understand it fully, but have your attorney read it and explain fully the ramifications to what you are about to commit.
